Last updated: 2026-06-25

TL;DR

Real estate brokerage (agent) fee = transaction amount × tiered cap rate, with fixed limits on the under-50M and under-200M tiers (sale: 250K / 800K; lease: 200K / 300K KRW).

The displayed amount is the legal maximum; the actual fee is negotiated with the agency within the cap.

Enter the sale (exchange) transaction amount in KRW.

Cap rates and limits may change due to local ordinances and regulation. For exact rates, check the Ministry of Land, Infrastructure and Transport and the relevant city/province ordinance.

How to use

  1. Choose transaction type — Select sale/exchange or lease (jeonse/wolse).
  2. Enter the amount — Enter the sale price or the lease transaction amount (jeonse deposit or rent-equivalent amount) in KRW.
  3. View the result — Click Calculate to see the applied cap rate, the limit, and the maximum brokerage fee.

Real estate brokerage fee tiered cap rates

The brokerage fee is calculated by multiplying the transaction amount by the tiered cap rate. Some lower tiers have a fixed limit, so if the computed amount exceeds the limit, the limit becomes the cap. The transaction-amount tiers differ between sale and lease.

For wolse deals, the transaction amount is converted as 'deposit + (rent × 100)'; if the result is under 50 million KRW, it is recomputed as 'deposit + (rent × 70)'. General-taxpayer agencies may add 10% VAT on top of the cap above. For the total cost of a home transaction, see Taxes and Costs When Buying a Home in Korea.

Frequently Asked Questions (FAQ)

How is the Korean real estate brokerage fee calculated?

Brokerage fee = transaction amount × tiered cap rate, and some tiers have a fixed limit. For example, the sale tier under 200 million KRW has a 0.5% rate with an 800,000 KRW limit. If the computed amount exceeds the limit, the limit becomes the cap.

Is this a fixed fee that must always be paid?

No. The displayed amount is the legal maximum. The actual fee is negotiated with the agency within the cap and can be lower than the cap. Charging above the cap is prohibited.

What is the transaction amount for a lease (jeonse/wolse)?

For jeonse, the deposit is the transaction amount. For wolse, it is converted as 'deposit + (rent × 100)'; if that result is under 50 million KRW, it is recomputed as 'deposit + (rent × 70)'. The lease cap rate is applied to the converted transaction amount.

Is VAT added separately?

If the agency is a general taxpayer, 10% VAT may be added to the brokerage fee. Simplified taxpayers apply a lower rate. This calculator shows the maximum fee excluding VAT.
