All calculations run in the user's browser, transparently based on the rates and formulas of official institutions.
What is ZipGyesan
ZipGyesan is a free set of tools that helps you handle every real estate calculation you meet when buying, renting, and holding a home, quickly and accurately. It presents complex acquisition tax rates, brokerage fee tiers, LTV/DSR regulation, and the progressive structure of property tax along with the formulas, so anyone can understand them.
Operating principles (E-E-A-T)
- Experience — We mirror the line-item structure actually used in sale contracts, lease contracts, registration documents, and tax bills, and break results down item by item.
- Expertise — We calculate based on current standards such as housing acquisition tax rates (1-3%), tiered brokerage fee cap rates, the jeonse/wolse conversion-rate cap, and the property-tax fair market value ratio of 60%.
- Authoritativeness — We cite the standards and source links of official institutions such as the Ministry of Land, Infrastructure and Transport, Wetax, and the National Tax Service.

About accuracy
All of ZipGyesan's results are reference estimates based on your inputs and published formulas. In particular, the registration fees and scrivener fee in registration cost, and the base property tax, are estimates, and acquisition tax may be subject to heavy rates for multi-home, adjustment-target-area, or corporate acquisitions. Actual amounts vary by the number of homes, regulated-area status, area, and deal terms, so confirm final decisions with an official institution or a professional.
